UAE Golden Visa Requirements

The UAE Golden Visa is a long-term, self-sponsored residency permit designed to offer stability for investors, professionals, and exceptional talents. Unlike standard visas, it grants 5 or 10 years of residency and allows for 100% ownership of your life and business in the Emirates.

1. Real Estate Investor Requirements (10-Year Residency)

For individuals securing their future through property, the requirements are strictly governed by the Land Department:

  • Minimum Investment: You must own a property (or a portfolio of properties) with a total value of at least AED 2,000,000.

  • Equity Stake: For mortgaged properties, a No Objection Certificate (NOC) from the bank is required, confirming that a minimum of AED 2,000,000 has been paid toward the property value.

  • Property Status: Both “Ready” and “Off-plan” properties qualify, provided the total amount paid to the developer or bank meets the AED 2M threshold.

2. Skilled Professionals (Employment Category)

This category is the primary route for high-level employees and executives:

  • Salary Threshold: A minimum monthly basic salary of AED 30,000 is mandatory.

  • Professional Classification: The applicant must be employed in a role classified under Level 1 or Level 2 by the Ministry of Human Resources and Emiratisation (MOHRE).

  • Education: A Bachelor’s degree or higher is required, and the certificate must be officially attested by the Ministry of Foreign Affairs (MOFA).

3. Entrepreneurs & Startup Founders

To foster innovation, the UAE offers residency to those building the economy:

  • Project Value: Founders must own or be a partner in a registered startup with a valuation or annual revenue of at least AED 500,000.

  • Approval: The startup must be certified by an official business incubator or the Ministry of Economy.

  • Past Success: If you have previously sold a project for at least AED 7,000,000, you are also eligible for this category.

4. Exceptional Talents & Researchers

For those at the top of their academic or creative fields:

  • Scientists: Requires a recommendation from the Emirates Scientists Council or the Mohammed bin Rashid Medal for Scientific Excellence.

  • Ph.D. Holders: Must have a doctorate from one of the world’s top 500 universities with significant contributions to their field of study.

  • Creative Talents: Requires an approval letter from the Ministry of Culture and Youth (Dubai Culture) regardless of educational level or monthly salary.

5. Outstanding Students & Graduates

  • High School: Students who achieve a minimum grade of 95% in their final secondary school exams.

  • University: Graduates from top-tier UAE or international universities with a cumulative GPA of at least 3.5 to 3.8 (depending on the university’s classification).

Mandatory Documentation Checklist

To ensure your application is successful on the first attempt, you must prepare:

  1. Original Passport: Must have at least 6 months’ validity.

  2. Health Insurance: A comprehensive UAE-compliant health insurance policy.

  3. Medical Fitness Certificate: Issued by a government-approved health center.

  4. Proof of Status: Your current residency visa or entry permit (if applying for a “Status Change”).
